Before your first homebuilder meeting, gather your preferred location, any lot information you already have, a short list of must-have spaces, floor plans you like, and questions about budget and timing. You do not need a finished design. The goal is to give the builder enough context to identify the next decisions and the information still needed.
This planning guide is for buyers considering a new home in Fayetteville, Moore County, and the surrounding North Carolina Sandhills. OnSite Homes works with buyers exploring personalized floor plans, individual lots, and available homes.
Your first-meeting checklist
- Location: a property address, parcel number, or the communities you are considering.
- Site information: any survey, plat, utility details, or well and septic information you have.
- Priorities: the rooms and features you need, plus a separate list of preferences.
- Plan ideas: two or three layouts and a few photos that show what appeals to you.
- Budget questions: what you have discussed with a lender and what still needs clarification.
- Timing: your preferred move date and any flexibility around it.
1. Start with the location—even if you have not bought land
If you own a lot, bring the address and any documents already available. If you are still searching, explain where you would like to live and why. A builder can help you identify questions to investigate before a particular plan or property becomes the center of your project.
Owning land does not, by itself, establish that the proposed home can be built there. Access, utilities, drainage, zoning, recorded restrictions, and required approvals may affect the project. Requirements depend on the property’s jurisdiction. For example, Cumberland County’s planning and inspections FAQs explain that construction plans are required with an application to build a house. Moore County Planning & Inspections provides local zoning and permitting resources.
If the property needs a septic system or well, ask which environmental health reviews apply. Moore County’s septic and well resources include applications and information for those systems. Your builder and the relevant local office can help identify the next questions for your particular site.
2. Separate everyday needs from design preferences
Think about how you use your home during a normal week. Do you need a quiet work area, a bedroom on the main floor, a place for guests, more storage, or a kitchen that opens to the living area? Those needs are often more useful at the first meeting than a long list of finishes.
Bring a few examples from our floor-plan collection and home gallery. Explain what you like about each one. Changes to a plan can affect feasibility, cost, and timing, so treat the examples as conversation starters.
3. Bring budget questions, not just one price target
Ask what information is needed for an estimate and which items will be included in the proposed scope. Discuss the lot, site preparation, utilities, home design, and selections together. A broad price-per-square-foot figure cannot describe all of those project differences.
If you plan to finance, speak directly with a lender about options, required documentation, and any conditions of pre-approval. Our financing information page includes a preferred lender contact. OnSite Homes is not a lender, and loan approval and terms are determined by the lender.
4. Discuss timing and how decisions will be made
Share your preferred move date and any firm commitments. Ask which decisions are needed first, when selections are made, and how changes are documented. Your schedule will depend on the site, approvals, project scope, and construction conditions; a first conversation should identify those dependencies before a date is treated as a promise.
Review our homebuilding process before the meeting so you can ask about the stages that are least familiar to you.
Common questions before the first meeting
Do I need to own land before contacting OnSite Homes?
No. You can contact our team while considering locations. Tell us where you hope to build and what kind of home you have in mind. If you already own land, share the property details.
Do I need to choose a floor plan first?
No. A few plan ideas and a clear list of priorities are enough to begin the discussion. The final choice should account for the lot and the agreed project scope.
